FAIR HOUSING: This community does not discriminate on the basis of race, color, religion, handicap, familial status, sexual orientation, national origin, or any other class protected by applicable law.
OCCUPANCY STANDARDS: No more than 2 people per bedroom may occupy the property unless there is an infant under the age of 12 months or are special circumstances approved by the landlord.
IDENTIFICATION: All visitors must present a valid government issued photo ID in order to view the community. Non-US citizens must provide a valid passport or valid visa.
SUPPORT ANIMAL: if any resident or tenant requires the assistance of a support animal, it must be disclosed on the application and the tenant must supply documentation from a Georgia licensed medical professional or physician proving the animal is a legitimate support animal.
APPLICATION FOR RESIDENCY: An application for residency must be completed for each applicant who will be living in the property and who has reached the age of majority under state law, which in most states is 18 years or older. Application fees, if applicable, will be collected before an application can be processed.
CREDIT: The Village at Mill Creek may investigate and verify credit history. Landlord evaluates credit history information with a scoring method that weighs the indicators of future rent payment performance, but LANDLORD RETAINS THE RIGHT TO REJECT AN APPLICATION NO MATTER AN APPLICANT’S ULTIMATE SCORING.
- There is no specific credit score, credit needs to be in good standing
- Absolutely no active bankruptcies, liens, foreclosures, or outstanding balance with another rental property.
If an applicant is rejected for poor credit history, the applicant will be given the name, address, and telephone number of the reporting agency that provided the credit report, BUT NOT BE TOLD THE CONTENT OF THE CREDIT REPORT. An applicant rejected for unsatisfactory credit is encouraged to obtain a copy of the credit report from the credit reporting agency, correct any erroneous information that may be on the report, and resubmit an application.
INCOME: Applicants must have a total household gross income source that can be verified and totals 2.5 times the monthly rent of the property being leased. Acceptable income verification required may be paystubs from the last four weeks, a letter from the employer, the most recent W-2. Self-employed applicants may be required to supply the most recent tax returns or certified verification from their company accountant or bank.
CRIMINAL BACKGROUND: A criminal background check will be conducted for each applicant. The criminal search will be run for all addresses at which the applicant(s) has resided over the previous 24 months. The application will be rejected for any of the following reported criminal related reasons that have occurred within the past 10 years prior to the application date.
- Felony Conviction
- Any Terrorist related conviction
- Any illegal drug related conviction
- Any prostitution related conviction
- Any cruelty to animals related conviction
- Misdemeanor conviction involving crime against persons or property
- Any of the above related charges resulting in “Adjudication Withheld” and/or
- “Deferred Adjudication”
- Active status on probation or parole resulting from any of the above
RESIDENT HISTORY: Up to 24 months of rental history may be verified on present and previous residences. A positive record of prompt monthly payments, sufficient notice, with no damage is expected. For applicants who are homeowners, permission must be granted to verify payment history with the bank or lending institution if there was a mortgage.
GUARANTOR(S): In the event that a co-signer is required he/she must complete an Application for Residency and meet all Resident Selection Criteria. A guarantor will be fully responsible for rent obligations of the Lease Agreement if the occupying resident(s) default.

Our pet fees are as follows:
- One-time $250 fee for one pet, $350 for two pets (there is a 2 pet maximum)
- Monthly Pet Rent is $25 per pet, per month with a 2 pet maximum
There are NO weight or breed restrictions at the Village at Mill Creek. For your convenience, we have an on-site dog park!
